Yes! We are a full service management company that handles everything from listing your property using proven pricing tools and strategy to maximize revenue and occupancy all the way to handling cleaning, repairs, guest issues, township inspections, etc. You name it, and we can handle it for you!
Protecting your real estate investment with professional property management is one of the most important things you can do. We are a hospitality focused management company, always putting our guests experience first which leads to higher guest satisfaction, higher nightly rates and higher occupancy. In addition to top quality customer service and hospitality, we perform all required and preventative maintenance on your property to keep it in top performing shape. We also have special contracted price with cleaners, laundry service and contractors to further maximize the value we provide. We like to believe that we add more value than what we charge, making it a win-win for everyone!
After each check out, we diligently inspect the property for any damage incurred from the prior guest. Every property is also professionally cleaned after each check out to be prepared for the next guest. Any maintenance concerns that come up are immediately tended to. We also provide a preventative maintenance schedule tailored to each property so important maintenance tasks do not get overlooked.
Yes! We provide full trust accounting and financial reporting. We will collect all accommodation fares as well as pay all property expenses incurred during each month on your behalf. At the end of each month, our owners receive a detailed financial statement of all transactions including a draw disbursement of net positive funds.
We handle the majority of repairs on behalf of the owner. We will dispatch, coordinate and pay for the repair on your behalf in most cases, without any owner contact, unless certain pre-determined circumstances present themselves that may involve owner input. Efficient repairs are crucial to the success of a short term rental owner as many times guests are checking out with new guests checking in on the same day. We handle repairs effectively to maximize unit up-time.
We handle all guests communication as part of our shore rental management NJ services. As the owner, you will never need to interact with guests, coordinate check in/check out, or answer any questions during their stay. We have efficient systems in place to communicate effectively with guests to ensure maximum satisfaction before, during and after their stay
During the onboarding phase, we assess your property to determine its condition and rentability. We may make some suggestions and also inventory supplies and amenities on site to ensure everything is present for us to provide a 5 star hospitality experience. Many times, items such as sheets, towels, kitchen items, etc. will need to be ordered and stocked in order to meet the Breezy standard. We will gladly get your home up to our standard for you, but a small onboarding fee will apply in most cases
Our onboarding fee includes consultation regarding in-home items and amenities needed as well as the ordering, unboxing, stocking and organizing of these items. The onboarding fee also includes professional photography of your unit. Additional charges will apply for any repairs, furniture assembly, mounting of items, installation of locks, etc. that are taken care of during the onboarding phase.
We provide all owners access to our property management app’s owner portal. This allows you track your bookings and revenue in real time.
You can block calendar dates in your owner portal and enjoy a vacation at your property!
We handle 100% of all township requirements from paperwork, to scheduling, to attending inspections on your behalf.
